We replace CGI window units across Tampa, and in most cases you’re looking at $450 to $1,100 per window installed, depending on the series and glass package. Most CGI replacements can be measured, quoted, and scheduled within a few days, with the actual swap taking half a day or less once parts are in hand. Where we see owners run into trouble: a window that won’t lock, a seal that’s fogged, or a frame that’s started to rot at the bottom corner after a couple of Tampa summers. The window still looks fine from the curb, but it’s quietly failing at the parts that actually keep water and air on the outside.
We’re an independent Tampa window company, not a CGI dealer, which matters in one specific way: we stock and source CGI-compatible components because they fit what’s already in your home, not because a brand agreement tells us to push a full-home replacement. If your CGI window can be saved with the right part, that’s what we recommend. If the whole unit is done, we’ll tell you that too, with a written price before anything is ordered.
Which CGI Models This Applies To
Most CGI replacement work we do in Tampa falls into two families: the Estate Collection (Estate, Estate Impact, Estate Targa) and the Classic Collection (Classic, Classic Impact, Classic CT). There’s also the Stratus line, which shows up in newer builds and a handful of condos downtown. The part you need depends on which family you have, and the fastest way to identify it is a white or silver label on the inside edge of the sash.
Here’s the CGI-specific gotcha owners run into: glass thickness and frame depth are not interchangeable across series, even though they look close. An Estate Impact sash measures thicker than a Classic sash, and ordering the wrong depth leaves a gap you’ll feel as a draft and see as a condensation spot in August. Before any order, we read the label, measure the frame height and width at three points, and confirm the glass package, because a laminated impact window is a different animal than a non-impact tinted unit. As for OEM versus aftermarket: CGI’s OEM parts are consistent, but in Tampa, quality aftermarket seals, balances, and rollers often outlast the originals in high-humidity exposure. We stock both and quote whichever fits the window and the budget.

Signs Your CGI Window Replacement Is Failing
These are the five symptoms we see most often in Tampa homes, and what’s actually going on behind each one:
- Condensation between the panes. This is a failed seal. In Florida, the humid air finds a way into the gap between glass layers, and no cleaning will remove it. The glass needs to be replaced, not just wiped down.
- Window won’t stay open. CGI units use coil balances or block-and-tackle assemblies, and when those wear, the sash either drops or fights you on the way up. This is a parts-and-labor fix, not a full replacement, when caught early.
- Difficulty locking or unlatching. Over years of Tampa heat, the frame can shift just enough that the keeper and latch no longer align. Sometimes it’s an adjustment; sometimes a new locking mechanism is the only fix that closes securely.
- Soft spots at the bottom corners of the frame. This is rot from water intrusion, often from a worn bottom sweep or failed caulk that was never reapplied. Once the frame is soft, just replacing the glass won’t work; the frame has to be addressed or the whole unit swapped.
- Increased attic or hallway heat near the window. The frame or seal has lost its thermal break, and that Tampa sun is radiating straight through the weakened edge. It’s subtle at first, but you’ll feel it on a July afternoon.
Replacement Cost & What’s Included
In Tampa, most CGI window replacements run between $450 and $1,100 per opening installed. The lower end covers standard non-impact glass on Classic-series units with straightforward access. The higher end covers Estate Impact laminated glass, frame repair where water has compromised the structure, and exterior trim caps. Where your job lands depends on three things: the specific CGI series, the glass package, and how the crew reaches the window (second-story work and stucco cuts add labor).
Every estimate is a line-item written price before any work starts. That price includes the part or full unit, labor, proper flashing, and a photo of the clean-up before the crew leaves. We don’t change the number once the job begins unless we find something hidden inside the wall, and if we do, we stop and explain it before touching anything further. The work itself is covered by our 365-Day Done Right Promise: if it isn’t right, we make it right, no debate.

AfterDIY or Call Us?
For CGI units, there are safe checks and then there’s the point where we tell owners to stop. You can safely note the model label, look for condensation between panes, and feel along the bottom of the frame for softness. You can clean the track and see if that helps. But anything involving removing a sash, replacing a balance, or pulling glass is where DIY goes wrong, fast: laminated impact glass is heavy, balances are under spring tension, and improper reinstallation voids whatever warranty remains and usually costs more to fix than the original repair.
Keith Yamada’s habit on every Tampa job is to read the frame before ordering anything. He checks for rot, settling, and water intrusion around the opening, because a replacement part doesn’t solve much if the reason it failed is still sitting in the wall. If you’re not sure what you’re looking at, call (850) 360-6785 and describe the symptom. We’ll tell you straight whether it’s a call-out or something you can handle with a wipe-down and a little patience.
FAQs
How long do CGI windows last in Tampa’s climate? CGI windows typically last 15 to 25 years in Tampa, though seals and balances may need attention around the 10 to 15-year mark due to coastal humidity and heat cycling. Laminated impact glass holds up longer than non-impact glass, but the frame and seals are the parts that age first in this climate.
Can my CGI window be repaired instead of replaced? Yes, in most cases the seal, balance, locking mechanism, or weatherstrip can be repaired without replacing the entire window, assuming the frame is still solid. We stock common CGI-compatible parts for the Classic and Estate lines and we’ll quote a repair before suggesting a full unit replacement. Call (850) 360-6785 and describe what’s failing; we’ll give you an honest read.
How long does a CGI window replacement take? Once the correct part or unit is in hand, most replacements take 2 to 4 hours per window including clean-up. Special-order laminated impact glass may take a week or two to arrive, and we’ll give you that timeline in writing before you commit.
Do you stock CGI parts or do you order everything? We stock common CGI-compatible balances, rollers, locking hardware, and seals for the Classic and Estate lines, and we order series-specific glass and frames as needed. We also stock parts for PGT, CWS, and ES Windows when a home has mixed brands across openings.
