Get your free estimateCGI Window Installation: The Tampa Owner’s Guide
We stock and install CGI-compatible window parts and full replacement units across Tampa, with most CGI window installations running between $900 and $2,400 per opening depending on the series and size. If your CGI window has a failed seal, a crank that binds, or a sash that no longer locks square, we can usually match the part from our truck stock and have it installed the same week, not the same month. The way most Tampa homeowners discover something is wrong is quiet: a window that fogs between the panes after a rain, a latch that needs a shoulder to close, or a room that suddenly feels ten degrees warmer than the hallway. CGI builds windows for hurricane country, but even a hurricane-rated window has parts that wear out in Florida’s salt air and humidity before the glass or the frame ever does. That is where we come in.
Which CGI Models This Applies To
CGI manufactures three main product families that show up in Tampa homes: the Estate Collection, the Tribute Collection, and the Sentinel sliding glass door line. The Estate and Tribute series use different balance systems and different sill profiles, so the part that fits an Estate 8500 will not fit a Tribute 7500 without modification. We know because we have tried both ways, and one of them leaves a gap you can feel. The quickest way to identify what you have is to look for the CGI sticker on the top edge of the sash or the hinge side of the frame. It will list the series name and a manufacturing date. If the sticker is gone or faded past reading, we measure the visible glass, the frame depth, and the balance shoe style right at your home. As an independent Tampa window company, we are not affiliated with CGI directly, which means we give you the same honest recommendation whether the fix is an OEM part or a quality aftermarket equivalent that matches the spec. For most CGI windows built in the last fifteen years, the aftermarket balance assemblies and weatherstripping perform identically at a lower cost. For older Estate units with the narrower stile profile, we stay OEM because the tolerances are tighter than the aftermarket manufactures consistently hit.

Signs Your CGI Window Installation Is Failing
- Fogging or condensation between the panes. The insulated glass unit has lost its seal, which means the desiccant inside the spacer is saturated and cannot pull any more moisture out. In Tampa’s humidity, a failed seal shows up fast, usually after the first heavy rain season following the breach.
- A sash that drops when you release it. The balance system, which is the spring or coil mechanism hidden in the side jamb, has worn out. CGI windows are heavy because of the impact glass, so when a balance fails, the sash becomes a genuine hazard to fingers and window sills alike.
- Cranking that feels gritty or slips at the top of the arc. The operator gear inside the crank housing has stripped teeth, usually from years of salt-tinged air working into the lubricant and turning it into a grinding paste. This one we see constantly in Bayshore Beautiful and Davis Islands homes where the salt breeze comes straight off the bay.
- Daylight visible around the sash when closed and locked. The weatherstripping has compressed beyond recovery, or the sash has settled out of square. In a CGI window, that gap means water can find its way past the primary seal during the sideways rain Tampa gets in August.
- The lock point binds or no longer engages with the keeper. This is usually a cam alignment issue where the sash has shifted slightly, and the lock mechanism has scraped itself dull over time. A window that will not lock is not a small thing, especially on a ground-floor bedroom in a city where afternoon thunderstorms rattle the glass.

AfterReplacement Cost & What’s Included
For Tampa homeowners, a single CGI window installation, meaning the full replacement of glass and sash or the complete unit, typically lands between $900 and $2,400 per opening. The spread comes down to three things: the series you have, the size of the opening, and whether the existing frame can stay or needs to come out. A standard Estate Collection double-hung in a 36-inch by 60-inch opening usually sits between $1,100 and $1,600 installed. A Tribute picture window with laminated impact glass runs higher because the glass package is heavier and the handling requires more care. When we quote a CGI window installation in Tampa, the written price includes the part or unit, the labor, the removal and haul-away of the old window, and the sealant work around the opening. We do not add a line for “miscellaneous” at the end. The price we hand you before work starts is the price you pay when the crew leaves, and the work is covered by the 365-Day Done Right Promise. If something is not right a year from now, we make it right, no debate and no countdown.
DIY or Call Us?
There are a few things you can safely check before calling us: look at the glass for a visible desiccant ring or oily film between the panes, test whether the sash stays put at mid-height, and run a dollar bill along the weatherstripping with the window closed to feel for loose spots. Those checks tell us what we are walking into. What we do not recommend is pulling the sash out of an impact-rated CGI frame on your own. These are not the old single-pane wood windows from a Tampa bungalow where the sash lifts out and the weight cord drops. CGI sashes are heavy, the balance systems carry real tension, and a misstep during removal can crack the corner of the glass or take a chunk out of your drywall on the way down. If the window is fogged, the insulated glass unit needs to be ordered to the exact thickness CGI used in that series, which is not a stock item at a big box store. Call us at (850) 360-6785 and we will come measure, match, and handle the heavy parts. Estimates are free, and the quote is written down before anything starts.
FAQs
Most CGI insulated glass units carry a seal warranty somewhere between 10 and 20 years depending on the series purchase date, but in Tampa’s heat and humidity, we typically see the first seal failures appear between 12 and 18 years. The combination of direct sun on the glass, salt in the air, and pressure swings from afternoon storms presses every seal in a coastal climate harder than the national average. If you are seeing fogging on a unit installed in 2009 or earlier, you are right on schedule. Call (850) 360-6785 and we will match the glass package to the original spec so the new unit sits right in the existing frame.
In many cases, yes. We replace balances, operators, weatherstripping, lock mechanisms, and exterior gaskets on CGI windows all the time without touching the frame or the glass. The time for a full replacement is when the insulated glass has failed with fogging between the panes, or when the frame itself shows rot or water damage from a long-neglected leak. We will always tell you which one you need and why, even if the repair is the less expensive option, because a customer who trusts us on the small fix will trust us on the big one.
A single window swap, where the part or unit is ready, takes our crew four to six hours on site from setup to final cleanup, including the photo we take of the finished room before we pack the truck. Weatherstripping and balance replacements go faster, usually two to three hours because we are working inside the existing frame. Every visit includes shoe covers and drop cloths down on the floors before tools come out, and a cleanup pass after so nothing that was not in your home when we arrived gets left behind.
We keep common CGI balances, operators, and weatherstripping profiles in our Tampa inventory, along with the shims, sealants, and hardware that match the Estate and Tribute series. If your window needs a specific insulated glass unit or a less common sash part, we order it and keep you updated on the lead time, which is usually inside of two weeks. Either way, the price is in writing before we place the order, not after the part arrives. Call (850) 360-6785 and tell us what the window is doing, and we will tell you what we have to fix it.
Light belongs inside the room, let’s figure out what’s keeping it out. A light well is what brings daylight deep into a building, and that is exactly what a properly installed CGI window should keep doing in your Tampa home for decades, not just until the next storm season. Keith Yamada has been reading window frames before touching them for years, checking for rot, settling, and water intrusion that a less patient installer would miss, and his crew treats your floors, your furniture, and your family’s quiet hours the same way they treat their own. We also stock and service parts for PGT, CWS, and ES Windows when a neighbor has a mixed home or a rental property that needs attention. Call (850) 360-6785 to schedule your free estimate, and we will put the number in writing before any work starts.
