Get your free estimateCWS Window Installation: The Tampa Owner’s Guide
We stock and install CWS-compatible window hardware and components across Tampa, and most part replacements run between $185 and $490 installed, depending on the specific CWS series and what failed. If your window is binding, fogging, sagging, or letting air through a corner, we can typically match the part and complete the repair in one visit. Most Tampa owners discover the failure the same way: a window that used to close with two fingers now needs a shoulder, or a room on the west side of the house suddenly feels five degrees warmer by 3 p.m. Here is what you need to know before you order a part online and hope it fits.
Which CWS Models This Applies To
CWS builds several lines, and the installation hardware differs between them more than people expect. The main series we see in Tampa homes are the CWS 7700 (impact-rated aluminum), the CWS 6600 (standard aluminum), and the CWS Architectural line, which shows up in some newer builds along Bayshore and Harbour Island. The balance system, pivot bar, and sash cam are not universal across these lines. A pivot bar from a 6600 will not seat correctly in a 7700 sash, which is exactly the kind of detail that turns a $20 online part into a frustrating Saturday and a second service call.
The quickest way to identify what you have is to open the sash and look for the manufacturer label on the frame’s interior track. The label will list the series number and sometimes the production date. If the label is gone, which is common on west-facing windows after a few Florida summers, measure the visible glass width and the sash thickness, and take a photo of the balance shoe still in the track. We keep OEM CWS parts on the truck for the 6600 and 7700 lines, and we can source Architectural series hardware within two business days. One caveat worth knowing: CWS balances are sized by sash weight, so two windows that look identical from across the room may need different tension ratings if the glass package is different.

Signs Your CWS Window Installation Is Failing
- The sash drops a few inches after you raise it. The balance spring has lost tension or the balance shoe has cracked. In Tampa, salt air near the Bay and high humidity accelerate corrosion on the metal pivot bar, which then chews into the shoe.
- The window is harder to close than it used to be, and you can hear a scrape. The pivot bar has bent or the sash cam is worn. Forcing it closed bends the bar further and can score the bottom track, which turns a $40 repair into a track replacement.
- You can see daylight between the sash and the frame at one corner. The weatherstripping has compressed or pulled away, often after the sash sat misaligned for months. In a Tampa afternoon thunderstorm, that gap is where water finds its way in.
- Condensation between the panes. The insulated glass unit seal has failed. On CWS windows, this is usually a failed sealant joint around the spacer, and in Florida humidity, the fog becomes permanent within weeks if left alone.
- The sash tilts out on one side but not the other. One tilt latch is broken or the pivot bar on that side has disconnected. This is the failure that turns into a bigger problem because owners keep tilting the good side, which then breaks from the extra load.

AfterReplacement Cost & What’s Included
In Tampa, most CWS window installation repair work falls between $185 and $490 per opening when we are replacing a balance system, pivot hardware, tilt latches, or weatherstripping. A full insulated glass unit replacement runs higher, typically $450 to $850 per sash depending on the glass package and whether it is impact-rated. What drives the spread is parts cost more than labor: OEM CWS balances and shoes are priced higher than aftermarket equivalents, and we will show you both options before we order anything. Every visit includes the part, the labor, and the adjustment of the sash so it rides square again, and the work is covered by our 365-Day Done Right Promise. If it is not right, we make it right. The written price you get before we start is the price you pay.
DIY or Call Us?
Replacing the tilt latches or cleaning the track on a CWS window is safe to attempt, and we will walk you through either over the phone if you call. The balance system is a different story. The springs inside a CWS balance carry real tension, and releasing one without the right technique can send the spring and its housing across the room fast enough to hurt someone. We have also watched Tampa homeowners try to reuse an old balance shoe with a new pivot bar, which works for about two weeks before the misaligned geometry snaps the new bar. If the failure is in the balance or pivot hardware, call us at (850) 360-6785 and let Keith Yamada or one of our technicians handle it. If you are not sure which part failed, send us a photo and we will tell you what you are looking at, free.
FAQs
In Tampa’s heat and humidity, expect 8 to 12 years from the original balance springs before tension loss becomes noticeable, and fewer years on west-facing windows that get full afternoon sun. Coastal salt air shortens that on homes near the water. Replacing worn balances before they fail completely keeps the sash from dropping hard and cracking the frame.
Rarely. A cracked balance shoe and a bent pivot bar cannot be fixed reliably, and a fogged glass unit needs new glass, not a patch on the seal. What we can do is replace only the failed component rather than the whole assembly, which is where the lower end of the price range lives. We will always tell you before ordering if we can reuse an existing part, because leaving money on the table is not how we keep your calls coming.
A balance and pivot hardware replacement on a CWS window takes 45 minutes to an hour per window. An insulated glass unit swap takes about two hours because we remove the sash, set the new glass, and re-balance the sash to the new weight. We protect the floor and furniture before the tools come out, and we leave the room cleaner than we found it. Call (850) 360-6785 for a time window that fits your day, not ours.
Yes, for the CWS 6600 and 7700 lines. We carry OEM balances, shoes, pivot bars, tilt latches, and weatherstripping on our service vehicles, so most Tampa appointments are a single-visit fix. For the CWS Architectural line, we order the specific hardware and typically have it in hand within two business days. We can tell you before we schedule which scenario you are in.
