PGT window replacement in Tampa typically runs between $450 and $1,200 per opening installed, depending on the glass package, frame condition, and whether the sash or the entire unit needs swapping. We keep PGT-compatible sashes, balances, rollers, weatherstripping, and glass packs on our trucks for most common series, so many replacements happen in a single visit. Most Tampa homeowners discover the problem the same way: a window that suddenly won’t lock, a sash that drops hard when you let go, or condensation fogging between the panes that won’t clear even after a dry afternoon.
If you’re reading this, you probably already know the exact symptom. What you may not know is whether it’s worth repairing, what a fair installed price looks like, and whether you need an OEM PGT part or a quality equivalent. That’s what this page answers.
Which PGT Models This Applies To
PGT’s lineup in Florida homes spans several series, and the replacement part has to match the series, not just the rough opening. We regularly work on the SpectraGuard, WinGuard, Eze-Breeze, and ClassicVue lines in Tampa, and each has its own balance system, sash profile, and glass thickness spec. The WinGuard line, for example, was engineered for impact resistance, so the laminated glass pack is thicker than a standard SpectraGuard unit, and the frame extrusion is reinforced. Swapping in a non-impact sash on a WinGuard frame leaves the opening weaker than code requires in a wind-borne debris zone, which is most of Hillsborough County.
Here’s the compatibility gotcha most homeowners hit: the PGT label etched in the corner of the glass or printed on the spacer bar carries a manufacturing code, not a model name. The series is stamped on the frame, usually on the head or the side jamb, and on the sash sticker if it hasn’t been peeled off or sun-faded. If the sticker is gone, we measure the glass thickness, the balance shoe profile, and the cam lock spacing to identify the series. For most PGT windows installed in Tampa after 2010, OEM parts are still available; for older units or discontinued glass packages, we use aftermarket equivalents that match the original’s structural and thermal specs. Keith Yamada’s rule on this is simple: we tell you in writing whether we’re quoting OEM or equivalent, and why, before we order anything.

Signs Your PGT Window Replacement Is Failing
- Fog or moisture between the panes. The desiccant in the spacer bar has saturated, and the seal has failed. In Tampa’s humidity, this is the most common PGT failure we see, and it usually shows up first on west-facing windows where afternoon sun heats the glass and stresses the seal. The glass pack needs replacing; the frame is often fine.
- The sash drops when you let go or won’t stay up. The block-and-tackle or constant-force balance inside the jamb has lost tension, or the shoe has cracked. This is a wear item in any climate, but salt air near Bayshore and Davis Islands tends to accelerate corrosion on the metal balance components.
- The lock won’t engage or the sash sits crooked in the frame. Usually a bent or worn cam lock, a failed hinge on a casement window, or a frame that has settled out of square. When a sash sits crooked, the seal gap is wide enough to let conditioned air out and Tampa’s wet air in.
- Water staining on the interior sill or wall below the window. The weep holes may be clogged, the exterior seal has failed, or the pan flashing was never done correctly. By the time you see the stain, the water has been getting in for a while, which is why we check the rough opening for rot before quoting a replacement.
- Visible cracks in the frame or glass, or the window is harder to open than it used to be. Impact-rated PGT frames are tough, but a crack that starts at a corner fastener can spread. Glass in impact units can crack from a hard object without shattering, and a hairline crack today becomes a full replacement once Tampa’s summer storms hit.

AfterReplacement Cost & What’s Included
Most PGT window replacements in Tampa fall between $450 and $1,200 per opening installed. A simple glass pack swap on a standard double-hung runs $450 to $650. A full sash replacement with new balances and weatherstripping lands between $650 and $900. Replacing the entire window unit, frame and all, starts at about $900 and goes up from there depending on impact rating, custom sizing, and any rot repair in the rough opening.
What that price includes, every time: the part itself, full labor, haul-away of the old components, and our walk-through before and after the work. We don’t add a line item for shoe covers or drop cloths, because those are C.A.R.E. values, not upsells. You get a written price before any work starts, and that number does not change unless we find hidden damage and you approve the additional scope in writing first. If the finished work isn’t right, the 365-Day Done Right Promise means we come back and make it right.
DIY or Call Us?
For most PGT window replacements, DIY is not the safe or smart route. The dangerous part is not just the weight of an impact-rated sash – it’s the tension in the balances and the risk of dropping tempered or laminated glass from a second-story opening. A Tampa homeowner should not attempt a balance replacement without the right tools and experience; serious hand and wrist injuries happen when a loaded balance comes free under tension.
What you can safely do: identify the PGT series label on the frame, measure the visible glass and the sash width, and take a photo of the lock and balance area so we can identify the part before we arrive. That saves you a trip fee and helps us stock the right parts on the truck. After that, call (850) 360-6785 and let us handle the swap. Keith’s crew will read the frame before touching it, checking for rot and water intrusion the way you’d want a neighbor to if it were his own bedroom window.
FAQs
A well-installed PGT window should last 20 to 30 years in Tampa, but the components fail on different schedules: weatherstripping and balances often need replacement at the 10 to 15 year mark, while the glass pack and frame can last much longer if the seals were done right and the weep system stays clear. The salt air and humidity near Tampa’s waterfront neighborhoods shorten the life of metal balance components, but the frames themselves rarely need replacing before the glass does.
Yes, in many cases the failed component can be replaced without changing the entire window. A failed glass pack, a worn balance, a bent lock, or torn weatherstripping can all be swapped individually, which costs less than a full window replacement. The frame only needs replacing when it’s rotted, out of square beyond adjustment, or cracked. Call (850) 360-6785 and we’ll tell you honestly which category yours falls into.
Most single-window replacements are done in one to three hours once the part is on hand. A glass pack swap on a standard double-hung can be done in under an hour; a full frame replacement with rot repair can take half a day. We’ll give you a written time estimate before the work starts, and we clean up before we leave, including a photo of the cleanup.
We keep common PGT-compatible sashes, balances, rollers, weatherstripping, and glass packs on the truck for the most common Tampa-area series. More unusual glass packages or custom sizes need to be ordered, and we’ll tell you the lead time before we schedule. We also stock replacement parts for CGI, CWS, and ES Windows, so if you have another brand with the same symptom, we can usually help without a second service call.
Lightwell Windows Tampa is an independent, locally operated windows and doors company. We are not affiliated with PGT Industries, but we work on PGT products every week and know their replacement parts inside and out.
